Round Rock is really two places under one name. West of I-35, the land rises into rocky Hill Country. East of I-35, it flattens into the dark clay of the Blackland Prairie. Add HOA rules, a historic downtown and very hard tap water, and you get paint jobs that need local know-how.

What Round Rock's ground, water and weather mean for your paint
Two kinds of ground under one city
Round Rock straddles the Balcones Escarpment. The land roughly east of I-35 is flat Blackland Prairie with black, fertile soil. To the west is hilly, karst-like limestone country.
That split matters inside your home. The Houston Black clay found across the Texas blackland prairies shrinks and swells as it dries and gets wet. When the ground moves, the house moves a little too. That is why so many Round Rock homeowners call us about hairline cracks over doors and windows.
We fix those with drywall repair and texture matching. We cut out loose tape, fill the crack and blend the texture so the patch disappears under paint. If a crack keeps coming back or your doors start to stick, call a foundation expert before you repaint.
Hard water from Lake Georgetown
Most of Round Rock's surface water comes from Lake Georgetown. The city also pulls from the Edwards Aquifer and from Lake Travis. The city's latest water report puts average hardness at 249 mg/L, or about 14.55 grains per gallon. The city says that level can leave water spots.

Heat, storms and hail
Round Rock's average August high is about 96 degrees, and the city gets around 36.5 inches of rain a year. Strong sun fades paint on south and west walls first.
Hail is a real risk here too. On the night of September 24, 2023, a storm dropped baseball-size hail on Round Rock, Georgetown and Austin. Hail can chip paint and split soft wood trim. After a storm, our wood rot repair team replaces bad fascia, soffit and trim boards. Then we seal and repaint them as part of our exterior painting work in Round Rock, so water stays out.
HOA and city rules we plan around
HOA color approval
Many Round Rock neighborhoods are master-planned communities with HOAs. Teravista, for example, requires an architectural review for any exterior change. It lists paint as a minor project with a $25 fee and asks owners to allow up to 30 days for review.

Downtown and historic overlay zoning
Downtown's Round Rock Commercial Historic District was added to the National Register of Historic Places in 1983. It covers the 100 and 200 blocks of East Main Street, where many buildings are limestone.
If your home or building has historic overlay zoning, the city requires a Certificate of Appropriateness before you change exterior colors. City staff can often review a paint color change in a few days. Repainting in the same color counts as normal upkeep and does not need approval.
Permits and water rules
The city's building permit list covers work like decks, pergolas, sheds and foundation repair. Painting and staining are not on that list.
Water rules matter more for us. Round Rock's Drought Contingency Plan limits pressure washing during mandatory stages. In Stage III, only commercial washing businesses may power wash, Monday through Friday. The city's stormwater rules also say anything that is not rainwater does not belong in the storm drain. So paint and wash water should never go into a street drain.
Older homes vs. newer homes in Round Rock
Round Rock grew in waves, so the painting needs change by neighborhood.
- Round Rock West (78681): Most homes were built in the late 1970s and early 1980s, under big oak trees. These homes are prime for popcorn ceiling removal, wallpaper removal and fresh interior painting. The EPA lists textured paint and patching compounds on walls and ceilings as places asbestos may hide in older homes. Have an older ceiling tested before anyone scrapes it.
- Brushy Creek (78681 and 78717): This community just west of Round Rock began in the mid-1970s and grew fast in the 1980s and 1990s. Its backyard fences are a good fit for wood staining, and its older kitchens are good candidates for cabinet painting.
- Teravista (78665) and Behrens Ranch (78681): These are master-planned communities with HOAs, pools and trails. Owners here often want color updates that fit HOA rules, plus epoxy floor coating for the garage.
