Painting a fast-growing city of new homes
Leander is one of the fastest-growing cities around Austin. It had 59,202 people at the 2020 census, and the 2025 estimate is 91,132. That growth means most homes here are new. Census data puts the median home's build year at 2015, and about 7 in 10 Leander homes went up in 2010 or later.
New homes still need good painters in Leander, TX. You may want to replace the first builder colors with your own. Homes built in the 2010s have also had years of hot sun on their siding and trim. A long, hot paint season
Austin-area weather records from the National Weather Service show normal highs reach 90 degrees by late May. They stay above 90 until late September. Paint on hot siding can dry too fast and leave lap marks. So in summer we start early and follow the shade around the house.
Spring and fall are the easiest times for exterior painting in Leander. The catch is that spring is also storm season.
Spring hail and wind
The Austin area's severe weather season runs mostly March through May. The weather service says most of it comes as large hail and strong wind. Hail can chip paint on siding and split soft trim boards.

Rock in one neighborhood, clay in the next
Leander sits west of the Balcones Escarpment, the line that splits Williamson County into Hill Country and prairie. Local soil engineers note that the ground here can change from one subdivision to the next. Crystal Falls sits on limestone and thin rocky soil. Parts of the city near its eastern edge have expansive clay that swells when wet and shrinks when dry.

Very hard lake water
Leander's tap water comes from Lake Travis. The city's 2024 water quality report lists hardness at 194 parts per million. That is in the "very hard" range on the U.S. Geological Survey scale.
Hard water from sprinklers can leave white mineral spots on brick, stone and fence boards. Our pressure washing clears off dirt, mildew and loose grime before paint or stain goes on. Clean surfaces help the new coat grip.
Water rules that can change
Leander has a phased water conservation plan. Higher phases tighten outdoor water use. In February 2024, the city moved to strict limits during a regional pipeline repair. Before we book a wash, we check the phase in effect.
HOA approval and city permits in Leander
Plan your colors around your HOA
Most master-planned communities in the Leander area have an HOA. Two examples show how the rules can differ:
- Crystal Falls: Repainting in the same color code counts as maintenance and needs no approval. A color change needs Architectural Control Committee approval, and the committee can take up to 30 days. Fence stain also needs approval, and the HOA keeps an approved color range.
- Travisso: Any paint color change needs Architectural Committee approval. Extensive exterior painting is listed as a major project that may need a $500 refundable deposit.
If you are changing colors, send in your request early. We can help you gather the paint names and color codes for your form. Then we schedule the job once you have approval. The same goes for fence and deck staining, since some HOAs control stain colors too.
City permits
The City of Leander requires a permit before any construction inside city limits. Its permit list covers new builds, additions, pools, driveways, demolition and remodels that move walls or touch electrical, plumbing or mechanical systems. Painting is not on that list. The city also says the list is not complete. So if a job goes past paint and patching, we check with Leander's Permits and Building Inspections team first.
Homes outside city limits but inside the Leander ETJ only need permits for signs and water or wastewater connections.
Home painting inside Leander homes
Because Leander's homes are so new, most indoor home painting here is about color and finish, not old damage. Interior painting lets you replace the builder's first colors with your own. Cabinet painting in Leander gives a newer kitchen a custom look without tearing anything out. A clean garage slab in a newer home is a good base for an epoxy floor coating.
