Interior Painting in Manor, Where Most Walls Are Still New
Few towns in Texas have grown like Manor. The U.S. Census counted about 1,200 people here in 2000 and more than 13,600 in 2020. A 2025 StorageCafe study ranked Manor sixth among the fastest-growing cities in the country from 2014 to 2023.
For painters in Manor, TX, that growth shapes the work. Most homes here are young, and many still have the paint the builder rolled on. That paint is often one light, flat color in every room, and it scuffs easily and does not wipe clean. That makes interior painting a natural first project for a Manor homeowner.

What a First Repaint Looks Like in a Newer Manor Home
A newer house needs less scraping than an old one, but it still needs good prep. New homes settle, so we often find nail pops, small seam cracks and gaps where the trim meets the wall.
Here is how we handle interior painting in a Manor home:
- Fix the small stuff. We set nail pops, patch dings and caulk open trim joints.
- Pick a finish that fits the room. Flat works well on ceilings, while eggshell or satin is easier to clean in halls, family rooms and kids' rooms.
- Paint in order. Ceilings first, then walls, then trim and doors, with clean lines where colors meet.

Cabinets and garages in builder homes

Why Walls Crack in Manor, Even in Young Homes
We checked 42 spots across the Manor area on USDA soil maps. Every one of them was clay, and most were Houston Black clay, which is the Texas state soil. The USDA's official reference site for it is a pasture northeast of town, reached by US 290 and FM 1100.
The USDA says this clay has a high shrink-swell potential. In a dry spell it opens cracks in the ground up to 4 inches wide, and in most years those cracks stay open for 90 to 150 days. Then the rain comes and the clay swells again.
A house on that ground moves a little with each cycle. Inside, you see it as cracks at drywall seams and at the corners over doors and windows. Our drywall repair and texture matching work cuts out loose tape, fills the crack and blends the texture so the patch disappears under paint.
Two tips before you repaint:
- If a crack keeps getting wider, or doors start to stick, have a foundation pro look first.
- If your home is still under a builder warranty, report the cracks to the builder too.
HOA Paint Rules in ShadowGlen, Presidential Meadows and Beyond
Much of Manor is master-planned, and many of those neighborhoods have HOA rules for the outside of your home.
- ShadowGlen began in 2003 and is planned for about 3,500 homes on 1,400 acres, around an 18-hole public golf course. Owners must file an Architectural Improvement Application with a fee before exterior changes. The design committee can take up to 45 days to review it.
- Presidential Meadows says no change can be made to the outside of a home without prior written approval from its Architectural Control Committee. Starting work without approval breaks the deed rules.
- Presidential Glen began building in 2012, so its first homes are now more than ten years old.

Storms, Sun and Your Manor Exterior
The National Weather Service says Austin-area severe weather comes mostly from March through May, as large hail and strong winds. Tornadoes are not common, and most are weak, but Manor has seen one up close.
On April 28, 2024, an EF-1 tornado cut a 4.8-mile path from just west of Manor to northeast of town. It badly damaged one roof, knocked down fences in ShadowGlen and blew over a billboard on US 290. Hail hits here too: on April 9, 2024, quarter-size hail fell about 4 miles west of Manor.
After a storm, walk around your home and look at the trim, because chipped paint and split boards let water in. Our wood rot repair team replaces soft fascia, soffit and trim, and then we seal and paint it.
Summer is its own test, since the first 100-degree day in Austin comes around July 9 on average. In newer yards with young trees, fences and decks get little shade. Wood staining keeps fence boards from drying out and turning gray. On siding jobs in the hottest months, it is best to avoid painting in the peak afternoon heat.
Water Rules Before We Pressure Wash in Manor
Your water provider matters here. The City of Manor buys water from EPCOR and from Manville Water Supply Corporation, and it also runs three wells in the Colorado Alluvium aquifer. Manville serves homes around Manor directly too, along with parts of Pflugerville and other rural areas of northeast Travis County.
Manville's drought plan lists washing driveways, sidewalks and buildings as non-essential water use. In Stage 2, Manville can limit that use to set days based on your address. In Stage 3, it can stop almost all outdoor water use. The city's own schedule allows no watering at all in Stage 3.
What this means for pressure washing: we check which provider serves your home and what stage is in effect before we book. The city also asks people to use as little water as they can when pressure washing. It says to skip harsh cleaners like muriatic acid and bleach, and to collect wash water that has cleaners in it, so it does not end up in the storm drain.
If Your Manor Home Is Older
Manor started as a railroad town. The Houston and Texas Central Railway came through in 1871, and by the 1880s the town shipped cotton and grain by rail. Manor then stayed small for a long time, and the Texas State Historical Association counts about 940 people in the 1970s.
Most homes in Manor today are new. But if yours is one of the older ones, it needs different care than a new build:
- Lead paint. The EPA says homes built before 1978 may have lead-based paint. Tell us the year your home was built so we can plan the prep the right way.
- Textured ceilings. Older ceilings should be tested for asbestos before anyone scrapes them. After a clean test, our popcorn ceiling removal crew scrapes, smooths and paints the ceiling.
- Old wallpaper. Wallpaper removal and wall prep come before fresh paint.
