Georgetown is two kinds of places at once. Around the 1911 Williamson County Courthouse and in Old Town, you find historic homes under city design rules. Out west and north, you find newer master-planned streets, many with HOA color rules. Our painters in Georgetown, TX plan each job around which of those your home sits in.
A repaint in Sun City starts with the right color scheme on file. A repaint near Southwestern University may start with a city review. A crack in the drywall on the east side may point to soil movement, not a bad wall.

What Georgetown's ground and weather mean for your paint
Clay to the east, limestone hills to the west
The Balcones Escarpment runs north to south through the middle of Williamson County, and Georgetown sits on its edge. East of that line, soils are mostly dark blackland clay. West of it, the land is hilly, with loamy soil over limey subsoil.
Clay soil swells when it gets wet and shrinks when it dries. When the ground under a slab moves, the walls move too. You may see thin cracks at door and window corners, nail pops or split tape seams. Our drywall repair in Georgetown fixes the crack and blends the texture so the patch disappears under new paint. If a crack keeps coming back or gets wider, get the foundation checked first.
Long, hot summers
Williamson County averages a July high of 96 degrees. Sun and heat break down paint and stain over time, and the sunniest walls usually fade first. Bare wood dries out, then cracks and lets water in.
That is why we look closely at fascia, soffits and trim on every exterior painting job. Soft wood gets fixed with wood rot repair before we prime it. Fences and decks get a fresh coat through our wood staining service. Most paint labels list a safe temperature range, and we follow it. In July and August, that often means an early start.
Lake water and a two-day watering schedule
Georgetown's tap water comes mostly from lakes, including Lake Georgetown, Lake Stillhouse and Lake Belton, plus groundwater from the Edwards Aquifer. As of September 2026, the city had customers on a two-day, Stage 1 watering schedule. Sprinklers may not run on Mondays or between 9 a.m. and 7 p.m. on any day, but hand-held hoses are allowed any time.
Pressure washing is often the first step before we paint siding, stain a fence or coat a garage floor. The city's watering page does not list rules for pressure washing, but drought stages can change. We check the current stage before we wash.
HOA and historic rules we plan around
Sun City Texas
Sun City is a 5,300 acre, age-restricted community that opened in 1995. Its Modifications Committee reviews changes to the outside of homes. You can repaint a single home the same color without an application. A new color scheme needs an application under Design Guidelines Article 3.14. Cottage homes need a request from the neighbors next door plus committee approval for any paint change.
Paint chips, sorted by series and scheme, are at Community Standards in the Cowan Creek Amenity Center. Sun City's palette page also says a change of concrete coating color needs committee approval. We check that rule before we apply epoxy floor coating or coat any other concrete.
Other planned communities, like Wolf Ranch, MorningStar and the Oaks at San Gabriel, have their own shared amenities and HOA setups. Rules differ from one HOA to the next, so we ask for your guidelines before we order paint.
Old Town and Downtown overlay districts
Georgetown has two historic overlay districts. Downtown covers the historic square and the streets around it. Old Town covers mostly homes between downtown and Southwestern University, reaching south to parts of 17th, 18th and 19th Streets.
Projects inside these districts need a Certificate of Appropriateness. The city uses a table in its development code to decide which exterior work needs one. We check with the historic planning staff before we start outside work here. Homes near the square range from Victorian to Colonial Revival styles. Older homes like these often have wood porches, trim and window casings, and that wood needs care before it gets paint.
City permits for painting work
The City of Georgetown exempts "painting, papering, tiling, carpeting, cabinets, counter tops and similar finish work" from building permits. So most painting, cabinet work and wallpaper jobs need no permit. Building a new deck does need one. Fence repairs are exempt only up to 25 percent of the fence length.
Newer homes, older homes, and what each one needs
Georgetown grows fast. In 2022, it was the fastest-growing U.S. city with at least 50,000 people, adding 14.4 percent in one year. The city's 2030 plan notes that over 45 percent of local homes were built since 2000. Much of the newest housing sits on the north and west sides.
A home built in 2005 is now about 20 years old. That is often when builder paint and cabinets start to show wear. Here is what we see asked for most in homes of that age:
- Interior painting to replace scuffed builder paint with a finish you can wipe clean.
- Cabinet painting in Georgetown for a new kitchen look without new cabinet boxes. The city lists cabinets as finish work that needs no building permit.
- Epoxy floor coating for garages that double as a shop or gym.
Older homes near the square and in established areas have different needs:
- Popcorn ceiling removal. The EPA lists textured paint and patching compounds on walls and ceilings as products that may contain asbestos. Older ceilings should be tested before anyone scrapes them.
- Wallpaper removal with wall repair, so the new paint lays flat.
- Wood rot repair on trim, fascia and porch parts before the exterior gets painted.
